Terms & Conditions of Sale

1. Definitions

  • Seller: ANT BM (operating as Mrowka UK), with registered offices and depots in Twickenham, Wembley, and Manchester.

  • Buyer: The person or company purchasing Goods.

  • Goods: The building materials, renders, tools, and related items supplied by the Seller.

2. General These terms and conditions govern the sale of Goods by the Seller to the Buyer. By placing an order via antbm.co.uk, telephone, or in-store, the Buyer accepts these terms.

3. Orders & Pricing

  • All orders are subject to acceptance by the Seller.

  • Prices displayed online are generally exclusive of VAT unless stated otherwise. The final price including VAT and delivery will be shown at checkout.

  • The Seller reserves the right to correct pricing errors. If a product is listed at an incorrect price, we have the right to cancel the order and refund the Buyer.

4. Payment

  • Payment must be made in full at the time of order unless the Buyer has an approved credit trade account.

  • We accept major credit/debit cards and bank transfers.

5. Delivery

  • Timescales: Delivery dates are estimates only and are not guaranteed. We are not liable for any costs (e.g., lost labour time) incurred due to late delivery.

  • Kerbside Delivery: For palletised goods (renders, cement, plasterboards), delivery is “Kerbside Only”. Drivers will not carry goods into the property. It is the Buyer’s responsibility to arrange labour to move goods.

  • Risk: Risk of loss or damage passes to the Buyer upon delivery. The Buyer must inspect goods immediately upon arrival.

6. Returns & Restocking Fees

  • 21-Day Window: Returns are accepted within 21days of receipt.

  • Restocking Fee: A 20% restocking fee applies to all non-defective returns to cover handling and warehousing costs.

  • Non-Returnable Items: We do not accept returns on:

    • Tinted/Coloured Renders and Paints (mixed to order).

    • Perishable goods (opened bags of cement/plaster).

    • Special order items.

7. Warranty & Shelf Life

  • The Seller warrants that Goods will be free from defects for 12 months from delivery, subject to manufacturer conditions.

  • Shelf Life Warning: Cement-based and liquid products (primers, adhesives, thin-coat renders) have a limited shelf life (often 12 months). The Seller is not liable for products stored incorrectly or used after their expiry date.

8. Liability The Seller’s liability for any claim shall not exceed the price paid for the Goods. We are not liable for indirect or consequential losses (e.g., loss of profit, delays on site).

9. Governing Law These terms are governed by the laws of England and Wales.
