Return & Refund Policy

1. General This policy governs the returns and refunds for goods purchased from ANT BM (https://antbm.co.uk). By placing an order, the Buyer agrees to these terms.

2. Return Period Our refund and returns policy lasts 21 days. If 21 days have passed since your purchase, unfortunately, we cannot offer you a refund or exchange.

3. Restocking Fee Due to the nature of our business and the shelf-life of building products (e.g., cement, primers, renders), all returns are subject to a 20% restocking fee unless the return is due to our error or a defective product.

4. Eligibility for Returns To be eligible for a return:

  • The item must be unused and in the same condition that you received it.

  • It must be in the original packaging.

  • You must provide a receipt or proof of purchase.

5. Non-Returnable Items Several types of goods are exempt from being returned:

  • Special Orders: Items ordered specifically for you that are not standard stock.

  • Tinted/Mixed Products: Ready-mixed paints, silicone renders, or other fluids that have been coloured/tinted to your specification. Please choose your colour carefully as these cannot be resold.

  • Perishable Goods: Cement-based products with expired or near-expired shelf lives.

  • Hazardous Materials: Flammable liquids or gases.

6. Refunds Once your return is received and inspected, we will send you an email to notify you of the approval or rejection of your refund.

  • Approved: If approved, your refund will be processed (less the 20% restocking fee and original shipping costs), and a credit will automatically be applied to your original method of payment within 5-7 working days.

  • Shipping Costs: Shipping costs are non-refundable. If you receive a refund, the cost of return shipping will be deducted from your refund.

7. Damaged or Defective Items We only replace items if they are defective or damaged. Please inspect your goods immediately upon delivery. If you need to exchange a defective item, please contact us immediately at [email protected].

8. How to Return To return your product, please first contact us at [email protected] or call 0330 8080 451 to obtain return authorization and confirm the correct return address (Twickenham, Wembley, or Manchester depot).

  • You are responsible for paying for your own shipping costs for returning your item.

  • If returning expensive items, consider using a trackable shipping service or purchasing shipping insurance. We cannot guarantee that we will receive your returned item.
